Brawley School Road Here's a big one: July's newsletter was about the challenges of getting our roads improved and I singled out the Brawley School Rd situation as our "worst case scenario."
Well, LO and BEHOLD - a major fix has coalesced that will in time transform this mess into a lovely and workable solution. It should also bode well for future home sales and property values to boot.
Freeway Exchange Here's the deal: $100 million dollars has been allocated by the State to construct a new freeway exchange at Brawley School Rd and I-77. Brawley will also be widened to four lanes, plus a median, sidewalks and even bicycle paths - all the way out to the Point. Nice.
The Point This work will also extend east across the freeway to Talbert (and later on to Hwy 21). Who says that the days of miracles are over? It will take about three years, in two overlapping phases, and no doubt cause considerable pain. Phase I beginning at the Point and reaching to Williamson is imminent. We should see construction vehicles there as soon as next month. Contracts for Phase II will be let in February 09 and includes the section from Williamson to Talbert along with the new I-77 freeway exchange. When it's done the miracle will be greatly appreciated all along Williamson, Brawley and the Highway 150 corridor. As they say, "no pain - no gain."
Two Parks for Mooresville Here's a nice one: Two new parks are in the works for Mooresville. One, off Mazeppa Road, is a 200 acre site of which 100 acres are in development for recreation. This park will have 3 adult sized softball fields, and 1 adult sized baseball field, plus an extensive playground for the kids. The other new park is off Cornelius Road, and will include 2 youth baseball fields, 6 tennis courts, and a recreational center. Cool. Another estimated three year build.
New Charter School: Iredell County welcomes it's newest vehicle to higher education, the Pine Lake Preparatory School. Pine Lake opened its doors on September 2nd, 2008. The school is located on Hwy 115, near the intersection of Langtree Road. It's a brand new facility containing Elementary, Middle, and High Schools, each in their own separate building. This is a rigorous college preparatory program and a marvelous opportunity for students to be educated in a charter school environment all the way from K-12. Students were chosen by lottery from surrounding counties. I have heard that at times the PLP waiting list has reached 2,000 students.
New Developments in planning: There are an estimated 9,000 lots currently approved for development in Iredell County. Depending on whether or not you want to see more people moving here, this could be good news or it could be bad news. Some of these lots are in active subdivisions and some still only raw land. Along with all these lots the county is putting in new infrastructure like: roads, water, sewer, schools, and other community facilities, so we will be well positioned for the next round of population growth. What about the Real Estate Market? Despite some of the advice I have heard from national investment gurus in recent years, our economy (along with the housing market) is cyclical. It goes up for awhile, then it goes down for awhile. And yes, we are in the down for awhile period.
Buyer's Market I will finally admit that home sales have slowed here in the Lake area utopia. There are more houses on the market than there are buyers. We are officially in a Buyer's Market and many sellers will end up having to settle for less money in order to move their properties. So, if you do not have to sell now, don't bother. Just stay out of the fight. I heard a great phrase in the office that perfectly describes what it takes to sell a house right now, "It's a price war and a beauty contest."

Yes, you will probably get less for your home than you would have a couple of years ago, but you will make it up on the other side, when you end up getting a great deal on your next home. I have seen this happen, big time. You are not losing anything, just making a change. Be sure you hire a quality Realtor who is able to help you do this without getting stuck with any surprises.
In this market there are great deals out there for buyers, so if you have thought of investing in real estate in our very desirable and growing area, now is the time to get with the program.
